With a budget of Rs 50 lakh, you have many choices in the eastern suburbs of Delhi. Vaishali, Indirapuram, and Greater Noida can offer you 2,000 sq ft, 3-bedroom apartments with a servant's quarter. The going rate for a typical property here is 1,500 to 2,000 per sq ft, for options that will be delivered in 3-4 years.
Options are also coming up near the NH-58, along the Hindon River, where you can get some of the most economical properties in NCR today. The rate here can be bargained to as low as Rs 1,450 per sq ft, which means a 3,000 sq ft plus apartment. In Gurgaon, you can get your 1,500 sq ft, but it would be in non-premium areas and on higher floors. In Faridabad, especially in the Nahar Par area, many options are coming up, which offer premium specifications at this budget. At Parklands, a 500 sq yd plot can be had for Rs 10,000 per sq ft and a 2,100 sq ft apartment can be had for Rs 2,200 per sq ft. At Kundli, the rates have been pretty much stable over the last few months, Rs 1,900 per sq ft. You can buy a 2,260 sq ft apartment here for this amount. In Delhi, at Mayur Vihar Phase 1, you can get two-bedroom apartments of 1,000 sq ft, and in phase 3 you can get three-bedroom apartments of 1,200 sq ft. You can also look to find 1,000 to 1,200 sq ft of space in a builder floor anywhere in north Delhi. If you want plots, look at the Bhiwadi-Dharuhera area. The amount can get you small 1-BHK flats in middle class localities of southern Mumbai, while it can fetch 2-BHK flats in the western suburbs. You may get 3-BHK flats in distant suburbs on central line. Areas such as Nagpada, Byculla, Mazgaon, Chinchpokli, and Parel of central Mumbai may fetch proper 1-BHK flats or at the most compact or converted 2-BHK flats in this budget. Matunga, Sion, and Mahim also fall in this category, while in Antop Hill, Pratiksha Nagar, Wadala, and Shivadi areas you may get larger space of 2-BHK flats at this budget, as they are either developing or have inferior status tag. Further north, one has to leave out the expensive western side from Bandra up to Andheri. However, one can get 1-BHK flats here in the interiors. Otherwise your search with this budget would start from Andheri onwards. One can get 2-BHK flats in Oshiwara, Andheri-west while east will offer larger spaces. Going farther, one can get 2-BHKs from Jogeshwari to Borivali on western side, while eastern side would get you larger size till Borivali. In the central suburbs you can get 1-BHK flats in Ghatkopar and few decent societies of Vidhya Vihar and Mulund.
