Why 90%-plus score not enough for a college seat?
By Mrs Gupta, Section Ask Questions
Posted on Mon Jul 14, 2008 at 04:09:35 AM EST
State's Marks Normalisation Formula Expanded The Population Of The Elite Percentile Club
Parents fretting over the fact that their children couldn't get into the much-coveted college despite scoring 90%- plus in the class X exams may be shocked to know that part of the problem is that just too many children crossed the 90-plus mark this year. Data collected from the state board reveals that there are 4,083 students from the city who have scored over 90% this year.
The corresponding state-wide number stands at 13,679. In other words, if 1.63% of Mumbai's class X students scored over 90%, one in every five students (20%) from the CBSE board crossed the magical figure. Of the 3,345 CBSE students who took the class X exam this year, 650 have scored 90%-plus. The ICSE board refused to part with pertinent information.
Moreover, the state's marks normalisation formula -- which intends to put students of all boards on par -- has inflated the marks of thousands of others who scored between 85% and 89%, thus expanding the population of the elite 90 percentile club.
So, if there are 1,021 CBSE students who scored between 80% and 89%, sources in the state board say there are 4,000 to 4,500 students from Mumbai who have scored between 85% and 89%.
Last year, DG Ruparel College was the only institution to close its admission counters over 90% after the final list. This year, colleges such as HR College of Commerce and Economics, KC College, Jai Hind College, which closed admissions below 80% last year, have filled up over 85% of their seats with 90 percentile-plus students. That itself goes on to show the large pool of top scorers that the city has this year.

What Happen If I Useing Residential Flat For Commercial Purpose
By Unregistered Visitors, Section Ask Questions
Posted on Thu Apr 17, 2008 at 07:12:15 AM EST
I would like to ask for some information on applicable rules/ laws/procedures.
- If the flat owner is using the flat for running a business, should he pay residential rated value or commercial rate for property tax?
- If the flat owner has rented the flat to a commercial business operator, what kind of agreement should be in existence between the two? Leave & licence or other? What is the property tax rate to be charged in this case?
- Please enlighten me on any other applicable rules and regulations that govern such arrangements.
Thank you
Upendra

Prepayment penalty on homeloan
By akaulgud, Section Ask Questions
Posted on Sat Feb 16, 2008 at 09:19:02 PM EST
I want to refinance my homeloan with some other bank; but current lender is charging me 2.25% of outstanding pricipal amount as prepayment charges. My existing homeloan rate is 12.25% and I am getting 9.5% from PNB bank. Is it not right of consumer to go to some other lender if existing lender is not providing competative service or rate. Considering wide gap between interest rate, is it a fait practice to charge such penalty ? Recently SBI had to repay prepayment penalty charges collected by one of his customers based on judgement given by Supreme court. IS this decision not applicable for all banks
if anyone has any info or advice on this, please post your comments. Can we go to consumer court in such case?

Hi,
Can anyone share their experience with Gera Developers in Pune?
We have a friend who has shared some scary stories about this builder and we want to check out other people's experience working with this outfit - from sales, to taking possession and beyond. They are hardselling their 5 year warranty but apparently that is an eyewash..their quality is substandard and the workmanship is bad. Please revert.

ICC is cheating cable TV viewers?
By Unregistered Visitors, Section Ask Questions
Posted on Sat Dec 22, 2007 at 10:02:27 PM EST
Cable operator intermedia Cable Communication Pvt Ltd (ICC), is charging Rs 406 per month for its services. I think these charges are very high. For instance, in Mumbai the charges are between Rs 200and Rs 300, even in Aundh it is around Rs 200, in Hyderabad they are around Rs 150 (in RBI quarters, Begampet, Hyderabad, they are as low as Rs 75) and the charges are just RS 150 in Dwarka, New Delhi.
The ICC is a monopolist and that is why it is charging such high rates. These charges include repair and maintenance at Rs 73.59 per month, which amounts to almost RS 883 per year. In fact, even television companies charge only Rs 700 for their annual maintenance contracts. Puneites should make sure ICC brings down the monthly charges.

Transport services in Pune
By Unregistered Visitors, Section Ask Questions
Posted on Sat Nov 17, 2007 at 08:50:26 PM EST
I came across you in the PUNE city travels sect. Being a PUNITE myself would like to suggest since this town is growing in all corners why can't we have better commuting facilities, e.g. travelling from Nasik or Mumbai to Pune town, all possible buses ply from Shivaji nagar adn then the commuters are left to the mercy of crooked rickshaw felows to ply to the destination, i stay at swar gate and travel frequently to Nasik ,, all the wy from shivaji nagar only. this is just a suggestion think over.
Regards
PGH
